a way to take title when property is jointly owned which provides that
if one owner dies, the other joint tenant(s) take the deceased person’s
share as their own. Joint tenancy title transfers take place outside
of probate court, and title transfers immediately upon death (although
paperwork may need to be filed to memorialize this transfer on the land
records).
